Disclaimer: *The Rural Housing Program (RHP) allows 100% financing to buyers in areas defined as "rural". It is administered through the USDA and works much like a VA loan. There is a 2% funding fee (which can be financed) and there is no monthly MI. There is however a family income limit that varies by county. The program does not have a minimum FICO score requirement. However, if the borrower's score is less than 620, they are only allowed to have 1- 30 day late installment and 1-30 day late revolving account during the previous 12 months. The program ratios are 29/41, but can be exceeded with compensating factors. The max seller contribution is 6%, and the max loan amount is the prevailing Fannie/ Freddie limit.
